Winter Open Houses

I was asked my opinion on whether or not the snowy weather we’re having affects the real estate market. 

Short answer?  Yes!  Traffic in open houses and subdivisions almost stops when the weather gets tough… days like today, for example, nobody goes looking at houses.  But those nice breaks we had this past weekend brought plenty of lookers out.  Snow days, not just lookers stay home, but buyers cancel appointments as well.  But it’s a great time for planning, searching the MLS if you’re a buyer, and getting your place ready to list if you’re a seller.  It won’t be like this for much longer!

BCASWI Fall Collection

On thing that is always fun, especially if you’re in the market for a new home, is the Building Contractors Association of SW Idaho’s annual Fall Collection.  This past weekend was the opening weekend, but the show continues for the next two weekends, Saturday and Sunday October 13, 14, 20, and 21.  The homes are open from 11am until 5pm on those days.  Admission is free!

This year, the Fall Collection has 26 homes on tour for you to visit.  A majority of the homes this Fall are in Meridian, and they are relatively close to each other.  The communities represented include Bridgetower, Paramount, the new community of Crossfield, Stradda Bellissima, Saguaro Canyon, and Settlers Bridge.  Some of the builders with homes on the tour are Capitol Building, Tahoe, Amyx, Brighton, Thompson Homes, Eric Evans, Stacy Construction, and Alder Creek just to name a few.

I haven’t been in all of the homes yet, but the ones I have seen are beautiful and well worth the visit.  You can find maps and pictures of all the homes on the BCASWI website.  This weekend, if you need some distraction waiting for the Sunday night football, grab your partner and get out and see a few homes.

Settlers Bridge Activity

Settlers BridgeSettlers Bridge is a newer subdivision in northeast Meridian.  The well recognized waterwheel on McMillan Road just west of Eagle Road marks the main entrance to the neighborhood.  The community pool and cabana is close by the entrance, and the neighborhood also features two tot lots, walking paths and common area parks.

Development of the community began more than 3 years ago, and it is presently about 80% finished.  When completely built out, the community will feature more than 250 residences.  Homes here come in a variety of sizes, ranging from patio homes and townhomes, single levels and two story homes.  Some of Ada County’s better builders are featured here, including homes by Thompson, Masters, Sageland, Serenity, D & S, Edenbrook, Crocker, and Atlantic Pacific.  Patio homes by Beachwood, Masters, and Sageland are available, and Ted Mason is building a number of his popular patio home models here as well.  Prices currently range from $253,285 in the new patio homes, to $784,977 for the wonderful 2007 Parade home built by Thompson Homes.  Settlers Bridge is host to a number of Parade homes from the last 3 years, and they are always well received. 

Recent activity shows 6 homes sold in the last couple months, and two deals currently in the making.  Right now there are 40 active listings, including 33 new homes.  Median price is $331,399.  While building throughout Ada County has slowed from last year’s pace, there are still a number of builds in progress in Settlers Bridge right now, and builder owned lots are available if you were interested in doing a build of a different model not currently available.
